How Much Leverage Do Today’s House Sellers Have?

Image
David Deem 714-997-3486 Dave@DeemTeam.com The housing market has been scorching hot over the last twelve months. Buyers and their high demand have far outnumbered sellers and a short supply of houses. According to the latest  Existing Home Sales Report  from the  National Association of Realtors  (NAR), sales are up 23.7% from the same time last year while the inventory of homes available for sale is down 25.7%.  There are 360,000 fewer single-family homes for sale today than there were at this time last year.  This increase in demand coupled with such limited supply is leading to more bidding wars throughout the country. Rose Quint,  Assistant Vice President for Survey Research  with the  National Association of Home Builders  (NAHB), recently  reported : “The number one reason long-time searchers haven’t made a home purchase is not because of their inability to find an affordably-priced home, but because they continue to ge...

How to Decide on the Ideal Home Size for Your Family

Image
David Deem 714-997-3486 Dave@DeemTeam.com By Anica Oaks Making the choice to purchase a new home is a major decision for anyone. Once you've settled on the idea that you do want to buy a home, there are many more options you'll have to face; one of the most important is the ideal size of a home to best fit your family and lifestyle. Here are some tips so that you can choose the right size home to meet your needs:   Realize That Bigger Isn't Always Better You may initially start your home search thinking that size doesn't really matter. As long as it seems big enough to live in, you don't care how large it actually ends up being. The truth is that bigger isn't always better. A large home requires more money—and time—to maintain. Unless you're using the space, you could just end up wasting your money on maintaining a big house for no reason.   Know Your Maintenance Budget A crucial aspect of your home purchase decision is to determine what your budget is going...

NAR Applauds HUD for Protecting LGBTQ Civil Rights

Image
David Deem 714-997-3486 Dave@DeemTeam.com The National Association of REALTORS® (NAR) recently applauded the Department of Housing and Urban Development's (HUD) announcement that it will enforce the Fair Housing Act to prohibit discrimination based on sexual orientation and gender identity. HUD's move, based on the Supreme Court's reasoning from last June's Bostock decision, effectively expands civil rights protections to LGBTQ Americans seeking housing and housing-related services. The decision follows an executive order from the Biden administration directing federal agencies to implement the Supreme Court's interpretation in all federal civil rights activities.   "NAR has long championed LGBTQ rights in the housing market, first calling for expanded protections in 2011," said NAR President Charlie Oppler. "There are few greater human needs than housing, and to exclude LGBTQ individuals from the protections afforded to other Americans is cruel. This...

Millennials: Is It Time to Buy a Bigger Home?

Image
David Deem 714-997-3486 Dave@DeemTeam.com In today’s housing market, all eyes are on millennials. Not only are millennials the largest generation, but they’re also currently between 25 and 40 years old. These are often considered prime homebuying years when many people begin to form their own households and invest in real estate. If you’re like many millennials who are spending much more time at home these days, you may have a growing need for more space or upgraded features, making moving more desirable than ever. For those millennials who already own a home, there’s a great opportunity to move up in 2021. Danielle Hale,  Chief Economist  at  realtor.com , explains: “Older millennials will be trade-up buyers with many having owned their first homes long enough to see substantial equity gains.” Even if you bought a home sometime in the last few years, you may have more equity than you realize, and that’s a big factor to consider when you’re thinking about m...

3 Ways You’ll Win When You Buy a Home This Year

Image
David Deem 714-997-3486 Dave@DeemTeam.com There are so many great reasons to purchase a home, and over the past year, we’ve realized more of them than we ever thought possible. If you’re a first-time homebuyer, having a home of your own can give you a greater sense of security and accomplishment in a time that’s largely uncertain. If you’re a repeat buyer looking for your dream home, making a move might give you the space or features you need to find greater success and happiness in a new normal way of life. Whatever your motivations are, here are three reasons why becoming a homeowner now may help you win big in the long run. 1. Buying a Home Is a Great Investment Several recent reports indicate that real estate is still a good investment, topping other options such as gold, stocks, bonds, and savings. Why? Real estate helps you build equity, a type of forced savings that grows your net worth. According to the latest Equity Report from  ATTOM Data Solutions : “...

47% of New Buyers Surprised by How Affordable Homes Are Today

Image
David Deem 714-997-3486 Dave@DeemTeam.com Headlines matter. Right now, it’s hard to read about real estate without seeing a headline that suggests homes have become unaffordable for most Americans. In reality, there’s hard evidence that shows how owning a home is more affordable than  renting  in most parts of the country, as record-low interest rates are keeping monthly mortgage payments about 23%  lower  than the typical payment of 20 years ago. Despite the facts, misleading headlines persist, and they impact how hopeful homebuyers perceive the market. In a recent  survey  by  realtor.com , home shoppers indicated they were surprised by what they could actually afford when buying their first home. In fact, 47% discovered their budget was larger than they expected. George Ratiu,  Senior Economist  at  realtor.com , explains: "For first-time buyers, especially, the drop in the 30-year mortgage rate…has provided unexpected leverage. Lower...
