David Deem 714-997-3486 Dave@DeemTeam.com        The active listing inventory continued to surge higher by 348 homes, up 17%, and now totals 2,452 homes, its highest level since August and the first time that there are more homes than the prior year since 2019. In April, there were 17% fewer homes that came on the market compared to the 3-year average prior to COVID (2017 to 2019), 695 fewer. Last ye ar, there were 2,247 homes on the market , 206 fewer homes, or 8% less . The 3-year average prior to COVID (2017 to 2019) was 6,255, or 155% more. ·        Demand, the number of pending sales over the prior month, increased by 25 pending sales in the past two weeks, up 1%, and now totals 2,179, the first rise since March. Yet, it is still the lowest level for this time of the year since tracking began 18 years ago. In April, there were 17% fewer homes that came on the market compared to the 3-year average prior to COVID (2017 to 2019), 695 fewer. Last ye ar, there were 2,274 homes on the market, 170 additional homes, or 8% more . The 3-year average prior to COVID (2017 to 2019) was 6,002, or 185% more. ·        Demand, the number of pending sales over the prior month, decreased by 87 pending sales in the past two weeks, down 4%, and now totals 2,154, the largest drop for an April since 2011 (ignoring the COVID lockdown months of 2020).
